About this lot

• This fantastic villa is not only located in a breathtaking setting, but also in the birthplace of Johann Sebastian Bach. • Eisenach is a large city with over 42,600 inhabitants in the west of Thuringia. The city, with a rich history, is located on the river Hörsel and the Thuringian Forest. Eisenach, one of the so-called Luther towns, is famous for the Wartburg that dominates the city from above. From the Wartburg you look out over the Südviertel of Eisenach, the richly wooded area with Villen colony where this villa is located. • The Wartburg was the residence of the Landgraves of Thuringia, in 1521 and 1522 Martin Luther stayed at the Wartburg and translated the New Testament into German. The castle is now a UNESCO World Heritage Site. Eisenach is easily accessible via the A4, the B7, the B84 and B88, and it is also located at a junction of the Halle-Gerstungen-Bebra and Eisenach-Eisfeld railway lines. • An unforgettable environment with breathtaking nature, rich history, culturally and historically valuable buildings, a lively city center with plenty of shops, shopping centers, restaurants and terraces. • The monumental villa is located in the Südviertel of the city, on a plot of no less than 1,628 m2. The house has a total living area of approx. 400 m2, now consists of 3 independent houses and is completely basement. The property is suitable for one family, for several families, as an investment property, B and B, or as a 2nd home (holiday villa) where you also invite your friends and family. • The house is located 2 km from the city center with market, pedestrian zone, train and bus station and Altstadt. • Full photos of this object are available on request at realestate@troostwijkauctions.com • For the full text, open the file under documents!

Frequently asked questions

How do I place a bid?

You can easily participate in the auction through the website. Log in as usual and navigate to the lot of your choice. On the right side of the screen, you will find 'Bid' and 'Auto Bid.' Click on 'How does this work' for more information about automatic bidding.

Click on 'Bid' to see the total amount of your bid, including the buyer's premium and VAT. After accepting the general terms and user conditions by checking the box, click 'Confirm' to place the bid.

What is reserve price?

A reserve price is the (non-visible!) minimum amount that a seller has set for a lot and is the lowest price for which the seller is willing to sell. The highest bidder who meets or exceeds this price wins.

If this price is not met, you can still have a chance to win. The closer your bid is to the reserve price, the greater your chance of winning this lot.

The lot is awarded to the highest bidder whose bid is equal to - or higher than - the reserve price at the end of the auction. If the highest bid has met the reserve price or more, the lot is sold immediately for this price.

What costs are added to my bid?

In addition to your bid, additional costs are incurred in the form of a buyer's premium percentage and VAT. These percentages vary depending on the country. VAT is applied to both your bid and the buyer's premium. Before confirming your bid, you will always receive an overview detailing all relevant amounts associated with your bid, including the final total. This way, you are fully informed about the total amount of your bid.

What is an auto bid versus a manual bid?

An auto bid is a way for you to automatically participate in a bidding process. You enter an amount you are willing to pay for an item and then automatic bids are placed for you up to your maximum bid - but only if necessary. Your maximum bid is hidden from other bidders during the auction. Placed auto bids are indicated by an "A" after the placed bid in the bid history. You need to update a manual bid every time someone outbids you. Keep in mind that an auto bid in the same level as a later manual bid will always lead the auction - because it was placed first.
