• This compact house looks small but has a surprising amount of space!
It is conveniently located in the nature village of Wettelrode, in the foothills of the Harz and right above Sangerhausen, a cozy town with all facilities. And close to the A38 and A71 motorways.
• This house is located in a quiet street and it has no garden, but it does have a small outdoor courtyard. This is ideal as a holiday home or as a rental property. Downstairs is the large living room and kitchen space plus bathroom and another storage room.
• Upstairs there are actually four rooms with a small room, now used as a kitchen. So there are quite a lot of possibilities in this nice house! There are also some sheds and extensions. You are in a small village in the middle of the nature of the Harz Mountains.
• The whole looks reasonably maintained with a new roof but is now lived out by tenants. There is water, electricity, heating via Nachtspeicher (electric) and everything works (subject to change). However, there are some issues left and right that need to be addressed.
• There is still a Klärgrube (septic tank) but there is also sewerage in the street. This must be connected to each other (a few meters, you can do it yourself). From the outside, the cottage does not look special or very beautiful, but you have to look at the space and the possibilities it has.

• The appointed notary sends a purchase contract including the date of the notarial transfer, if the highest bidder cannot be physically present, the purchase contract must be signed via an apostille.

• After award, these costs of a total of approximately 5,000 to 6,000 euros must be paid in advance. After that, the file is submitted to notary Beck in Sondershausen (Germany). Then there will be a draft purchase contract and a date for signing at the notary in Germany. It is also possible to sign remotely. The remaining purchase amount must be paid five days prior to the notary transfer.
